南宁市商品房住宅价格空间分布特征及其影响因素研究 摘要 土地价格作为房地产市场中土地市场体系最具代表性和敬感性的要素，是能够 综合反映土地市场和土地供需状况、城市土地优劣程度和城市综合发展水平的并 受多种因素综合影响的重要指标，同时也是政府调控土地市场的重要杠杆。地价 的高低及稳定与否，对房地产市场起着决定性的作用，并直接影响国民经济的发 展和社会的稳定。 其中住宅地价是住宅市场供给方与需求方之间经济利益关系的平衡点，它不 仅关系到住宅产业发展和住宅市场发育，更反映了复杂的社会经济关系。 本文在我国房地产价格的持续快速上涨、南亍城市群两型社会综合配套改革 试验区建设和南F市国土资源局开展城镇土地价格调查的背景下，在土地科学基 础理论的指导下，借鉴国内外研究成果，利用2006-一-2008年南宇市住宅用地 宗地出让、转让调查资料，借助统计分析方法和GIS空间分析方法，从空间的角 度研究住宅用地地价的分布规律，试图在城市地价空间研究理论和实践中寻求创 新，从深层次理解现阶段城市住宅地价的分布特征，为城市规划、城市管理提供 理论和案例参考，有利于土地管理部门和房地产管理部门有针对性地加强土地市 场、房地产市场的管理，以及对土地监管政策的制定提供科学依据，引导城市投 资方向，从而促进房地产市场的健康发展。 关键词：住宅地价，空间分布特征，影响因素，南宇市城区 Abstract The price of land as the most representative and sensitive elements of land market system in the real estate market, is able to reflect the land market and land supply and demand situ at ion and the extent of city land and the citys comprehensive development level and is affected by many factors important indicators, but also an important lever of government regulation of the land market?
